How BuildRenovate charges
The short version
Browsing, the estimator, quote check and cost guides are free. When you order, you get one itemized fixed-price quote from BuildRenovate as your general contractor — materials, trade labour, permits, and our project management and warranty, each on its own line. Nobody pays us for referrals, and change orders are priced at cost plus the same disclosed management rate, never opportunistically.
What you're paying for
As your general contractor we carry the parts most homeowners underestimate: sourcing and vetting trades, sequencing them so nobody stands idle, permits and inspections, site checks, fixing what isn't right, and standing behind the finished work. That's the "project management, supervision & warranty" line in your quote — visible, not buried in inflated trade prices.
Why change orders don't become a profit centre
A contractor who earns a percentage on every change is quietly rewarded for surprises. Ours are priced at documented cost plus the same disclosed management rate as the original quote, in writing, approved by you before any work happens. If we missed something in our own scope, that's on us to make right — not a bill you discover at the end.

Benchmark spec preparation, the free site visit, subcontractor selection and supervision, permit coordination, scheduling, milestone check-ins, change-order documentation, and our workmanship warranty. All of it is itemized before you sign.
