How it works
What the margin is worth
Same bathroom. Same trades, materials, permits and warranty. One number is missing.
Illustrative main-bathroom example; your signed spec is the real number. Resale-ROI studies price renovation returns at retail cost (mid-range baths and kitchens typically recapture 60–80¢ per dollar) — remove the margin and the same math moves decisively in your favour.
The projects that move a Calgary listing
At-cost figures are illustrative program estimates; every project is priced line-by-line for your home at the free site visit.
If you're selling
Buyers touring six comparable homes don't see a dated bathroom as “$12,000 of work” — they see hassle, and discount your price by two or three times that. In a 3.9-months-of-supply market, the dated homes sit and absorb the price cuts. A pre-list refresh at cost competes with your first price reduction — except a reduction buys nothing, and a finished bathroom shows in every photo.
If you're buying
The best value in this market is the good house that shows badly — sitting because of oak cabinets and carpet, priced below its renovated neighbours by more than the fix costs. Buy the discount, renovate at cost between possession and move-in, and the spread is your equity on day one. Your inspection report becomes a to-do list we price within 24 hours.
Why we're doing this (the honest version)
We won't dress this up as generosity. BuildRenovate launched this year — renovation projects listed like products, with the price on the tag — and what a new company needs most in its first winter isn't margin. It's proof: finished Calgary projects, photographed, reviewed by real homeowners, standing behind a 2-year warranty. Movers are the ideal partners for that trade because your timelines are real and your projects finish. So for twelve projects this season, we're exchanging our margin for proof — and you can audit the deal, because every final statement includes the supplier invoices and the trade rates we actually paid.
What doesn't change: one contract with us as your general contractor of record; licensed, insured, WCB-covered subcontractors under our supervision; a signed line-item spec before work starts; changes only by signed, priced change order (also at cost); nothing charged online; and the 2-year workmanship warranty. We're not a brokerage, we take no referral fees, and we work alongside whatever realtor you choose.

Common questions
What does “at cost” actually mean?
Materials at our supplier-invoice price, trade labour at the rate we pay our subcontractors, and permits at the fee the City charges — with BuildRenovate's project-management margin set to $0. Your final statement includes the supplier invoices and trade rates, line by line, so the definition is verifiable rather than a slogan.
Why would a contractor work for no margin?
Because we're a new company buying proof, not profit. A winter of completed, photographed, reviewed Calgary projects is worth more to us right now than the margin on twelve jobs. We're open about that — an offer you can't explain is an offer you shouldn't trust.
What's the catch?
Three honest constraints: the program is capped at twelve projects this season (real crews, real calendars); timing is verified — this is for homes actually listing or closing within roughly six months, confirmed at the free site visit; and we ask permission to photograph the finished work and request a review. That's the entire consideration.
Is the warranty still included?
Yes. The 2-year workmanship warranty, permits, WCB and insurance coverage, and BuildRenovate acting as your general contractor of record are all unchanged. At cost changes the price, not the standard.
Does BuildRenovate get involved in the sale of my home?
No. We're not a brokerage, we don't take referral fees, and we don't sell homes. We work alongside whatever realtor you choose — our only role is the renovation.
Can changes still happen mid-project?
Yes, the same way as always: through a written, priced change order before the work happens — also at cost under this program. No project grows quietly.
Market figures are Calgary Real Estate Board reporting for August 2026 (sales, months of supply, benchmark price, days on market). Renovation-return ranges are typical industry resale-recapture estimates at retail pricing; individual results depend on the home, the project and the market at sale. This page is a program description, not financial advice — your realtor's read on your specific street beats any citywide average.
